Booking terms & conditions

Please read these terms before confirming your booking with Bakers Reserve Cabana. All times are Sri Lanka time. All prices below are in USD.

Rooms, extra beds & children

Room rates include bed and breakfast for the approved occupancy. Each double room accommodates up to two adults and one child. Additional occupancy is not allowed. Please confirm the ages of children and any bedding requirements with the host.

Children under five stay free. Children aged five to twelve are charged 50% of the applicable meal rate; children over twelve are charged the full meal rate. Children over twelve sharing a double room require an extra bed.

Extra beds are available on request, subject to host confirmation, at $25 per night. Please ask the host about baby-cot availability and any charge before confirming; no baby-cot fee is billed online.

Arrival & departure

Check-in is from 2 pm. Check-out is by 11 am. Early check-in and late checkout require availability and host approval.

Late-checkout charges: up to five hours late, 25% of the room rate; more than five and up to eighteen hours late, 50%; more than eighteen hours late, the full room rate. Confirm the applicable amount with your host in advance.

Complimentary amenities

A welcome drink on arrival and tea/coffee-making facilities are included.

Cancellation & no-show policy

For cancellations within 72 hours of arrival:

  • Peak periods: 75% of the total reservation value.
  • Off-peak periods: 50% of the total reservation value.
  • No-show: 75% of the total reservation value.

The 75% charge reflects the supplied policy’s 25% room-rate discount; an additional discount is not automatically deducted from that charge.

Ask the host to confirm whether your dates are peak or off-peak, the exact cancellation deadline, and the terms for cancellations outside the 72-hour window before you confirm. These are not automatically classified or charged by this website.

Changes to a reservation require availability and host confirmation. Different terms for peak periods, special promotions or groups must be confirmed with the host before booking. Existing confirmed reservations retain the terms agreed when booked.

Meals

Breakfast is included for the approved room occupancy. Lunch, dinner and other food are available separately from the à la carte menu and are payable at the property.

Set-menu prices per person: breakfast $10, lunch $15, dinner $15. Included breakfast is not charged again. Children’s meal discounts apply as described above.

Payment arrangements

No payment is collected through this website. Payment terms, including any deposit, payment deadline, payment method and remaining balance, will be coordinated directly with your host before you confirm your booking.
